2🏑 Before You Settle In…

Please take a moment to review a few important house rules and safety guidelines. These are in place to help preserve the peaceful nature of the community and to ensure a smooth, respectful, and enjoyable stay for everyone.

3πŸ”‡ Neighborhood Noise & Guest Rules

This home is nestled in a very quiet valley, where even soft voices echo. Outside activities are strictly prohibited after 9:00 PM β€” including the hot tub, patio, front/back yards, and any decks.

No parties or events are allowed at any time.

Only the six guests on the reservation are allowed on the property.

No unapproved pets, even for a short visit, are allowed on the property.

All types of smoking anywhere on the property, including vapes, are strictly prohibited.

🚁 Drones are not allowed anywhere on the property or for use in the neighborhood. There are strict airspace and privacy laws which must be followed.

All violations will result in a $1,000 fine, immediate eviction, and no refund.

The primary renter must be at least 30 years old, and IDs are required in advance to receive access instructions.

All guests must be listed and pre-approved before check-in.

Guests will receive a Yale Smart Lock code via the reservation app prior to arrival. Contact Zapher for the current digital lock code.

6🚿 House & Hot Tub Etiquette

β€’ Shoes off inside, please. Flip-flops are ideal for walking outside.

β€’ Hot Tub Hours: 8 AM to 9 PM β€” strictly enforced.

β€’ Shower before entering the spa. Rinse swimsuits.

β€’ No more than 6 people in the hot tub.

β€’ Use at your own risk.

β€’ No alcohol or glass in or near the spa area (plastic cups only).

β€’ Always cover the spa when not in use to protect water quality.

β€’ Contact Zapher via the reservation app if water becomes cloudy.

7πŸ› Hot Tub Rules & Control Panel Guide

ALWAYS close the cover when not in use! Uncovered tubs collect leaves, ruining water and requiring 2–3 days to replace. Cover it, even briefly.

Max 6 people in the spa to avoid overflow and electrical shorts.

Rinse swimsuits before entering to prevent foam.

Saltwater system: no chemicals needed unless heavily used. Contact Zapher for water clarity issues.

NO GLASS in patio/hot tub area β€” use plastic cups only, even for beer.

8❄️ NEST Thermostat

This is a NEST system. To turn the A/C on, simply turn the entire unit to the left.

Please don't keep the A/C on for more than 24 hours in a row β€” since it's very humid, the coils will freeze, meaning no A/C for the next two days while they thaw.

9🐟 Koi Pond / Waterfall

There are koi and goldfish in the pond. They are shy and tend to hide as raccoons try to eat them at night. Watching patiently, guests will see them come out from their cave.

The waterfall is programmed to go on at various times. To request it on at another time, contact Zapher via the reservation app β€” it can be turned on remotely.

10πŸ”₯ Safety Rules

🚭 Absolutely No Smoking Anywhere on the Property β€” this includes cigarettes, marijuana, vapes, e-cigarettes, or any other smoking devices, indoors and outdoors.

β€’ $1,000 fine per occurrence, including each cigarette butt found.

β€’ Smoking inside the house incurs a $10,000 non-negotiable fine and eviction.

β€’ Violations = eviction, forfeiture of deposit, and full liability for cleaning and damages.

NO candles or open flames: This is an extreme fire danger area.

Fire extinguishers are located in the kitchen and back patio β€” notify Zapher if missing.

The fire risk in this area is extremely high β€” thank you for respecting this.

There is a blue dumpster 2 houses down the hill at 615 W Pennsylvania Ave, inside the carport.

The green bins are only for green waste.

Late checkout may be available for $75 until 1 PM only with prior approval and 24-hour notice.
