• If you hear a strange sound or see a red light, the batteries are low.

• Replace immediately or the door may not open.

• Each door has its own code.

This home sits in a very quiet valley — sound carries easily.

👥 Only registered guests allowed at all times.

🚫 During quiet hours: No outdoor use (theatre, patios, decks, yards). No gatherings outside. Be extra mindful when arriving home late.

🚫 No parties or events at any time.

🚁 Drones are not allowed anywhere on the property or for use in the neighborhood. There are strict airspace and privacy laws which must be followed.

⚠️ Violations will certainly result in a $2,000 fine and immediate eviction, per city enforcement, Airbnb policies, and/or the Guest Agreement.

This is a 100% smoke-free and flame-free property due to extreme fire danger.

🚫 No cigarettes, joints, cigars, vaping, e-cigs.

🚫 No candles, fire pits, or flames of any kind.

⚠️ Evidence of smoking may result in additional cleaning fees, $1,000 fine per incidence, and possible eviction.

Well-behaved pets are welcome! Please follow these rules:

✔ Advance approval required.

🚺 Female dogs only (no male dogs).

Inside: No pets on furniture. Do not leave pets alone unless crated.

Outside: Leashes required. Pick up after pets. 🚫 Do not place waste bags inside — take directly to dumpster.

⚠️ Accidents: If a pet has an accident or vomits on the carpet, notify Zapher immediately. Failure to report may result in professional cleaning + lost revenue liability.

🚨 PLEASE DO NOT OPEN THE SECOND DOOR.

Opening the second door causes the heavy metal handle to swing into the adjacent glass panel, which will shatter — and is extremely expensive. The cost will be the guest's responsibility.

Regular professional pest control is maintained, but in natural environments guests may occasionally see ants, spiders, moths or beetles, or mosquitoes (especially if standing water is present — please empty any standing water; the pond and fountains are on timers).

🧹 Help prevent issues: Keep doors/windows closed. Store food properly. Take trash out regularly.

Contact Zapher via the reservation app if anything is noticed — it will be addressed promptly.

The outdoor theatre is on the deck with an electric screen and is only available in safe weather: no rain and no wind.

🔒 Access + Setup: The equipment is secured. Zapher will FaceTime guests, provide the access code, and explain setup and takedown.

⏰ A minimum of 24 hours' notice is required to schedule the FaceTime setup call. Schedule via email to ZDajani@yahoo.com.

⚠️ Responsibility: The theatre equipment is over $5,000. By using it, the guest is responsible for repair or replacement of any equipment damaged due to mishandling or leaving equipment exposed to weather/elements.

🍽️ Kitchen: Do NOT use garbage disposal. Oven heats slowly — allow extra time. Oven has a griddle — ensure the correct burner is selected (turning on the griddle by accident when intending the oven can cause burns). Dishwasher: add soap → select cycle → start.

☕ Coffee maker: drip style.

❄️ A/C & Fans: Each bedroom has its own split unit + fan remote. Turn off A/C when leaving (prevents freezing). Fireplace is NOT functional.

🪟 Automatic Shades: Blue bedroom shades are battery-powered. Red shades are hard-wired. Charger cable located in closet if needed.

🕙 Check-out: 11:00 AM (strict).

Late check-out requests must be made 24 hours in advance.

✔ Before Departing: Leave beds unmade. Start white towels in washer (sanitary cycle). Run dishwasher. Take out trash. Return furniture to original spots. Set thermostat to OFF. Lock doors/windows.
